Design and finance models were developed to ensure the needs of SRJC and its students will be met. Connecting the campus with the new community was a primary driver of the site design, ensuring seamless campus integration. Strong connectivity allows pedestrian and bicycle traffic to flow freely and safely between the community and the campus, and the interior design maximizes social interaction on all floors. A kitchen garden supports healthy living and promotes wellness. State grant funding allows for affordable rents specifically addressing housing insecurity issues amongst Sonoma County resident students.

The 100% tax-exempt P3 financing structure will minimize the term of the unsubordinated ground lease, limit financial risk to SRJC and the district, and generate over $71M in ground-lease payments to SRJC over 40 years. Servitas will also maximize the economic impact in Sonoma County over the course of this project with more than $27M being invested in to firms working on this project.

The new residence hall opened fully leased by the the Servitas Management Group team and the project continues to maintain healthy occupancy.
