Residence Hall at Orange Coast College
Costa Mesa, CA
As Orange Coast College’s first on-campus student housing project since the school’s founding, the residence hall at Orange Coast College will provide an enriching on-campus experience for its residents, as well as a vibrant place for connecting and learning for the broader OCC student population.
The concept for the 823-bed development includes a site plan and design that revolves around campus connectivity and accessibility. The community’s grand entry plaza and open entrances to interior courts will allow students to flow through the development naturally. Future development of the campus will further reinforce these circulation pathways.
The residence hall is an affordable housing solution that will enhance learning outcomes through social interactions and on-campus living. Every planning decision has been oriented around four fundamental pillars:
- Openess and connection to the broader campus
- Providing enrichment – not just a place to live
- Appealing and affordable to a wide variety of students
- Quality in both appearance, construction, and operations
The project site is on campus land, structured around a ground lease to a not-for-profit organization. This allows for tax-exempt debt financing with no recourse to the College, District, or taxpayers. Between the residential community’s smart design and low-cost financing, on-campus residents will enjoy rates lower than rents in the tight Costa Mesa housing market.
The Orange Coast College Board chose Servitas over 10 other development firms. Servitas proposed creative design and programming solutions, tailored to the specific strategic goals of Orange Coast College, and its ability to deliver at below-market rental rates, put Servitas ahead of the competition. Servitas’ national student housing experience and commitment to partnering with local experts helped win the Orange Coast College bid.
