Servitas breaks ground of four-story Blinn College residence hall
On June 1, 2017, Dallas-based student housing firm Servitas broke ground for the newest Blinn College residence hall in Brenham, Texas. The four-story residence hall will be ready for student move-in by Fall 2018.
Located on Blinn property at the corner of Seager Street and Old Mill Road, the new residence hall is one of seven expansion projects Blinn College is undertaking across its network of campuses. The Brenham campus currently houses 1,326 students — more than any other community college in Texas. Despite ongoing expansion and fundraising efforts, more than 400 students were placed on the campus housing waiting list in 2016 due to lack of available on-campus housing options. The addition of new on-campus apartments should help close the student housing gap.
In addition to the project’s 464 suite-style beds, the new Blinn property will include approximately 9,000 square feet of common space including study spaces, classrooms, an outdoor courtyard, a small convenience store, and 321 new parking spaces.
On March 27, the Blinn College Board of Trustees approved a resolution authorizing financing for the college’s new on-campus residence hall allowing the project to move forward. The financial close for the project occurred on May 31, 2017. The project is owned by National Campus and Community Development-Blinn College Properties, LLC, a 501(c)3 non-profit from Austin, TX The College and NCCD-Blinn College Properties have entered a 40-year ground lease. Upon repayment by NCCD, the facility’s ownership will revert to Blinn College.
Houston-based Kirksey Architecture will be designing the project, and Moss & Associates from El Paso will serve as the general contractor. Raymond James Financial is completing financing for the project.
“We had some setbacks along the way, but Blinn College commitment to the project never wavered,” Servitas Senior Vice President for Preconstruction and Development Matt Myllykangas said. “It is a testament to the perseverance of the team to work through all of the issues so that future students will have a new place to call home.”
The Brenham site is one of several student housing projects Servitas is developing. Servitas is currently developing an 800-bed student housing development at Orange Coast College in California; the project is slated to open in Fall 2020. Servitas was awarded the Orange Coast College project over 10 other development firms. Park West, a 3,406-bed, P3 student housing project at Texas A&M, opens next month. Park West is the largest-ever single site, student housing project of its kind, further entrenching Servitas’ reputation as the only nationwide developer dedicated solely to student housing on campus.
